Project Description:

Stripout London was appointed as the principal contractor for the comprehensive shell and core strip out of a retail unit within an occupied shopping centre in Angel Islington, London. This complex project required meticulous planning, coordination, and execution to ensure minimal disruption to the surrounding occupied areas.

Key Activities:

  1. Initial Assessment and Planning:

    • Conducted a thorough site survey to assess the scope and identify potential hazards.

    • Developed a detailed project plan and timeline, coordinating with the shopping centre management to align activities with their schedules and minimize disruption.

  2. Health and Safety Protocols:

    • Implemented rigorous health and safety measures, including the use of PPE, risk assessments, and safe working procedures.

    • Ensured compliance with all relevant health and safety regulations.

    • Regular safety briefings and toolbox talks were conducted to keep the team informed and vigilant.

  3. Site Preparation and Setup:

    • Established site boundaries and secure access points to ensure safety and control.

    • Installed temporary hoardings and barriers to segregate the work area from the occupied parts of the shopping centre.

    • Set up welfare facilities for the workforce.

  4. Strip Out Activities:

    • Commercial Kitchens and Catering Equipment: Safely disconnected and removed all commercial kitchen appliances and catering equipment.

    • Fire Suppression Systems: Decommissioned and removed all fire suppression systems, ensuring compliance with fire safety regulations.

    • High-Level Services: Carefully dismantled high-level services including HVAC systems, ductwork, and electrical installations.

    • Ceilings, Wall Linings, and Floor Finishes: Removed all non-structural elements to expose the shell and core of the unit.

    • MEP Services: Comprehensive strip out of all mechanical, electrical, and plumbing services, ensuring proper disconnection and isolation.

  5. Roof Plant Removal:

    • Coordinated the safe removal of roof-level plant equipment, including HVAC units, generators, and associated infrastructure.

    • Utilized cranes and other lifting equipment to safely lower heavy plant components.

  6. Waste Management and Recycling:

    • Implemented a robust waste management plan to segregate and recycle materials where possible.

    • Ensured the safe disposal of hazardous materials in compliance with environmental regulations.

    • Maintained detailed records of waste disposal and recycling efforts.

  7. Coordination and Communication:

    • Maintained continuous communication with the shopping centre management and other stakeholders to provide regular updates on progress.

    • Coordinated with other contractors and trades to ensure seamless integration of activities.

Challenges and Solutions:

  • Occupied Shopping Centre: Worked during off-peak hours and weekends to minimize disruption to businesses and shoppers.
